“Study Reveals Most Affordable UK Areas for Single Property Buyers”

The latest study by Zoopla has unveiled the most affordable areas in the UK for single individuals looking to purchase property. Sunderland emerged as the most budget-friendly city in England, with average monthly mortgage payments standing at just £408, accounting for 17% of the typical monthly income.

In London, Havering was pinpointed as the most economical borough, where a one or two-bedroom home carries an average price tag of £305,200, equivalent to around 7.3 times the average earnings of £41,600 for a single buyer.

Across the border in Scotland, Aberdeen was identified as the most cost-effective location for single buyers, with average monthly mortgage payments totaling £438, based on an average property value of £114,700.

Swansea secured the top spot as the most affordable place in Wales, with an average property price of £149,000 and typical monthly mortgage payments of £569.

Zoopla highlighted the challenges faced by single buyers, emphasizing that lenders typically evaluate affordability based on a single income rather than dual incomes. The analysis focused on prices of smaller one or two-bedroom homes in comparison to the average incomes of single earners, revealing that single buyers make up approximately 39% of first-time property purchases.

Executive Director at Zoopla, Richard Donnell, emphasized the increasing feasibility of owning a home solo due to rising incomes and lower mortgage rates. He advised prospective buyers to conduct thorough research on mortgage affordability and explore products tailored to singles, while also considering alternative locations and selecting the right area that suits their needs.

Donnell stressed the importance of recognizing that purchasing property as a singleton is a viable option for those navigating the housing market.
